Whenever I do do showings, I dress in my regular casual work clothes, and sometimes have  our workers do the showings-- how someone treats people that they don't think have power tells me everything I need to know.

Because it is the LP itself that is exchanging and not the individual members.So bringing this back to Alicia's question - I think for serial syndicators having a business model where they raise money, buy, stabilize, operate and then sell a syndicated asset with a 1031 is an incredibly powerful tool for the syndicator.

If it were mine, I'd put in a very small rental office, just a half door walk up with a room for a desk and 8 tall file cabinets (and a half bath for management use).Sleeve A/C and electric heat the office with some benches out front for residents and wanna-renters to sit on.And use the rest of the place as rent-able units, except for maintenance storage areas.

 $2mm for concrete roads, $1mm for water sewer,  $1mm for underground electrical and fiber, landscaping $200,000, signage advertising $40,000, realtor 7%, now do 3 acre footprint of buildings $20,000,000, add on interest of $3mm over the life of the project,  engineering $500,000, surveyors $100,000, permits $200,000, dirtwork $200,000, etc etc  With the above cost and exposure unless you have a background in this no one will loan you the moneyLet’s say there are 150 units.

I had a plumber come and assess the issue, who said that while fixing the plumbing issue might be a one day job - there was sewer water damage that I would need to worry about since it can affect the floor, sub floor, base boards, dry walls, high voltage electricity lines (because of the dryer).

Currently a 3rd party reads electric meters, prepares a statement for each tenants, mails statements to onsite manager, OM gives tenants statements, tenants pay OM by money order and old owner picks up funds on the 8th of each month.
