It's very easy to make those models look good where the rents bump 10%/year or the expenses magically disappear.And with the big rate run-ups since the election it seems to be finally starting to happen.But let me play devil's advocate for a bit.1) Apartments and housing in general is not being built fast enough in the area's it's needed to keep up with demand.
