Obviously, I would try and market my self the first month or two if little or no response list the home with my agent. 150k at 6% is 9,000 now were at 131,600 the lowest comp is 149,00 and the highest is 167,000.

To utilize this strategy most effectively, use an entity, an LLC partnership is recommended for rental properties.If you are looking at projects requiring rehab, you can take private money loans at set interest rates (similar to a HML) use their funds to rehab the project, then refinance and cash them out.

This is not cost effective as I'll have to hire an attorney.c) let her break the lease, pay me a little $ to get her walk away, change the locks and get a new renter in there.d) let things continue as is not really knowing if this punk is tearing my place up.The choice is lease resistance (i.e., the least financially) seems to be choice B.Any thoughts?
