This will allow me to pursue my goal of hiking the AT from start to finish in 6 months.Year Long goal; to develop the means and methods to buy and manage real estate investments smartly, to find a duplex owned by a "tired" land lord in the Beavercreek and Springboro Ohio area that can be managed more effectively. 3 month goal; to line up a HELOC after interviewing multiple banks/CUs, to establish a well rounded networking group of experts and investors. 1 week goal; to look into different banks/ CUs per week and ask about their terms for HELOC.

:@Wilson Lee FYI - - Owning Rentals in an S Corporation Might Be a Costly Mistake.And for all I know, owning real estate in a C-corp is even worse - why-you-should-never-hold-real-estate-in-a-c-corporation + Why-Owning-Real-Estate-in- a-Corporation's-Name-is-Not-a-Good-Idea.I had though ownership would flow like this (see below) and thus remove the risk of someone reaching inside the C-corp and take position.

Removing the loan points and using the closing costs, repair costs and down payment as the "total cash needed", I'm getting a Year 1 Cash on Cash ROI of about 11.5%, which is a bit low.

I am also relatively new (but older) though I have purchased 1 property last year and looking to purchase another or two 2019.My question though is I notice you and others tend to suggest FHA loan for starting out, as opposed to a conventional 3% down loan with PMI that can be removed at a later date.Is this specific to duplex/triplex/fourplex?

The plan is to remove the tenant from the 450 unit, put about 5-8 thousand into it, live in it for 1-2 years then investing in my next property (Any advice on how to go about that part would be great at well).So saying I could get the house for 5 less at 63,900, with an after repair estimate of 95,000 (should I estimate this number higher?
