@Nate Reed I think you've gotten the right answer here: it's all about your goals (time/ease vs cash flow/experience), and it sounds like you're not 100% sure which of those is the best fit for you right now.

Some people don't have cash flow as a goal, and instead want to own an asset that someone else is paying down for them over time, but if you are looking at cash flow, it looks tight, however if you want to take the chance and not include the PM fee, your margin eases up a bit.
