When you say the deferral that comes due in 2026, that's in regards to the cap gains deferral on the sale of your stock (assuming that's the asset you're liquidating to start the fund), right?

Provide a good product, with minimal maintenance costs and manage the properties in order to attract buyers that tend to buy multiple properties from you as their source.

The issue is tying up all the liquid assets and also if others would be interested in joining.

However there are 30 day seasoning refi products available as well 

And with all the new product coming on line you set the floor right there.

Keep in mind he has already paid for an appraisal with another company and they didn't fund because he was 25k short of liquid funds.

Tough thing is finding more markets to offer more product of equal quality/yield as our current.

I am seeing a lot of product from New York and California lately with rising Cap Rates...I know the rental rates are high but what is happening in these states.
