I doubt an Internet abuse clause will have any value.

If you are knee deep in cement you can't chase the new sweet deal that just came on the market. 

My thought is, since you live in the state and have doubts that's a sign that you shouldn't.

@Mark Tanner you are correct about the real estate professional, and I haven't gotten a chance to listen to the new episode yet, but I highly doubt she made the mistake you assumed her to make.

If there is any doubt on who fault I will take the cost .

Your first leap will be actually making offers on properties, your second will be feeling like you know a property inside and out enough that nothing about it feels scary because you have the data and the team to attack it, and probably last is that leap in to agreeing to finance it with someone because there's little doubts left that it's the one.
