Hello All,I would humbly ask for someone to double check my numbers on a potential deal I am working on.

I am searching for OOS investments, because my California investments have doubled in value but the rents have flattened.

I doubled the rents on the 3 units in my first triplex. 1000 unit went to 2000, 600 unit went to 1200, and the 700 unit went to 1350.

This goes "double" for the Englewood area.

There is a big business in Scranton renting rooms for $500/ each (sometimes even doubling up rooms for a little less).

I should add my plan is to flip the property for at least double it’s selling price within 30-45 days.

I would double check with SHRA, but I don't have to wait a year from the day I close to give a notice to vacate.

I basically double my money thanks to the company match and once I'm vested, I withdraw everything and use that toward RE purchases.

A HML loan is just crazy even if you could get one (can’t get one on an owner occupied).....the interest rate would be more than double, and a much much shorter term.You’ve got the best loan you’re going to get until rates drop significantly..Also, a 40 year term would only drop your payment by $100-$150/mo and cost a Boatload more in interest.BTW, you’re not supposed to be anywhere close to breaking even living in a duplex, 50% vacancy.

Just in what I pay annually in Oregon in state income tax and now that you cant write it off its a double whammy.. but granted not every one gets income in 14 states like I do LOL... also I am tired of NW winter  like the summer.. but winter Not so much.. even though its chilly in vegas in the winter the sun shines.. and there is a lot to do there.I tried one winter in La Quinta but was bored to death there you can only play so much golf. although I had my plane at Thermal and we had a lot of nice flying that winter all over the south land..
