Some of the worst damage comes from Cats, and dogs a close second.. best thing you can do is not permit pets..

Tenant also moved a dog into property about a year in (200 nonrefundable in lease for pets) and also enclosed an open loft into a bedroom, sheet rocking open space and placing a door on an open entry way.

I even have to replace the sub floor because it was soaked with dog pee and rotted away.
