They get equity, they're part of the new LLC (created specifically for that one property), they get quarterly member disbursements, tax benefits (which can be quite massive as we've started doing cost segregation studies right from the start - basically you get an accelerated depreciation schedule which offsets most if not all income the property throws off in the first few years), principal pay down on the bank loan and any appreciation (which on my deals I don't rely on market appreciation, I create it through forced appreciation - improvements, higher rents, lower costs etc).

But for anyone who drives less than 150 to 200 miles a day or their weekend cabin is that close its a no brainer.. right now we are paying 4 cents a kilowatt ( our power in Oregon goes down to 4 cents at 10pm.. ) schedule the car to start charging then we get 200 miles of range by 2 to 3am and good to go..

When evaluating a rental property, if tenants are in the property and they are un-cooperative as far as letting inspectors, appraisers and/or previously SCHEDULED potential buyers walk through then it is a hard pass.They are telegraphing that they will be difficult tenants to work with and receive payments from.
