I was on the team that did acquisitions but they were other tech companies and the money was in the 9 digits.

I am also carrying forward a 6 digit PAL, but I haven't harvested them, nor would I if I were to sell one of my properties as I would instead doing a 1031 exchange and take advantage of all tax deferments that were available to me.I'm sorry, I don't mean to be pedantic or a PITA.

I would expect rates to be as @Erik Estrada mentioned to be north of 9 and possibly in the low double digits depending on the whole scenario.

This might change as rates cool down but right now, is anyone even cashflowing double digits in the black?!

Once the legal notice period has passed, enter, preferably with a witness, and either way with a camera, and fully document with photos the conditions found.

Just realize that a risk does exist, and if interest rates were to ever rise to double digit levels, lenders will be looking to call 5% interest loans whenever possible.  

And this is done digitally, automatically, in a split second.

I think this is a telling sign that the long term prospects of buying and holding a house to eek out single digit returns not even factoring in expenditures is just a last decade play.

I would get a few security cameras installed.
