Hey everyone, I'm under contract on an assisted living facility and looking to do an SBA 7a loan.

I'm used to hearing taxes in the low single digit % rate, and for him to come back with 40% made me think some city was trying to get away with taxing 40% of property value a year.  

I'm interested in hearing what others are planning because I'm at a total loss.I have a digital marketing business that focuses on realtors and last week I had no problem selling leads and appointments.This week everyone is saying that they don't want to invest in appointments because they don't know if they will physically be able to show houses because of quarantines or lock-downs.I can't fault their logic so I'm looking for a way to help them in the meantime.

Any help with creative financing to assist with purchasing my first commercial (multifamily) property would be appreciated.

A tip I learned by working with a great lender @John Capehart was that conventional loans only allow the buyer to get 3% in seller assist for closing costs whereas FHA loans allow for 6% of the purchase price to be covered by the seller for the buyers closing costs(usually about 5% of the purchase price in my area).

@Charlene Stovin. if you are a new Investor / Property Owner, would suggest you engage a competent Real Estate Agent with experience in leasing properties to assist you with the initial lease up.
