What once seemed like large obstacles will later be small speed bumps on your path to success.  

It has new carpet, paint, windows, bathroom tile, heating system etc...It also has a 2 car detached garage. 

The biggest obstacle of course in a financed offer is the seller’s belief you can actually close.

What is not yet clear to me is how I continue to grow after the first few deals.The main obstacle I haven't worked out yet is that once I get beyond my first few deals and A and B lenders start saying my debt to income ratio is too high or total debt is too high, how do I keep adding to my portfolio?

The comps are trending towards 75 to 80k, but they have a detached garage and they are very outdated.

I do have one question once you repair the issues the property and solve all the obstacles do you think you're still in the green as for cashflow? 

There are definitely many obstacles to overcome to even find a property, let alone buy one.

Discovered that I don't like doing a lot of the things a landlord does and have problems with being emotionally detached about the business.

There are many investment properties in the area.The property also has space adjoining the detached garage - 1/3 was much earlier converted to an office but never rented out, the rest of the space is currently storage.2) He was offered $90,000 upfront with payments of $350/month for the next 13 years (totaling around 145k) by an investor which is what sparked him to want to sell it.

Only If you are working a deal that is a detached SFR in Middletown, priced under $150K and at <65% ARV minus repairs, I would be interested and would consider using hard money.
