Have a deep conversation with lender, if they think they can get loan done with FHA and are willing to switch loan type mid deal it works.

You may only need to grind a small trench wide & deep enough to allow the door to close down into it.

After the client conducted their market research for the type of business they were going to build and operate, and put in offers on land, they would hire us to do a deep dive into permitting, design, construction etc.
