Hello! and info on 2-3 unit properties for sale in Italy
4 February 2024 | 3 replies
Hi everyonethis is my first post on BiggerPockets after listening to some podcast episodes.I am based in Italy and will invest in Italy, hence I'm searching for a source of info and listings for available homes here.I am evaluating various options to pursue in the not-so-far future and all the websites that list multi-unit properties seem to be focused on the US market (loopnet, homes.com, crexi, realtor.com just to name few random ones that I found via google). The usual real estate portals in italy (immobiliare.it, casa.it, idealista.it) have no option for multi family and what can be found is often just related to multi-story properties intended as one single large property with multiple floors. Can you suggest how to approach this kind of search?

I'm not sure if I should just see about qualifying for a much larger loan up front that would cover purchase price and rehab costs or if I would need to qualify the two loans separately.

Insurance is generally the best way to recover in the event of a loss, but most contractors carry insurance that only covers property damage or bodily injury liability meaning even if you are successful and obtain a judgment, you are reliant on the GC to make good on a payment.

Cost Segregation Providers in Connecticut
3 February 2024 | 4 replies
Hello Biggerpockets Family, Need help with two things:I need recommendations for a reputable firm that can perform a cost segregation for a STR investment in Fairfield County Connecticut.Concerning the passive activity rules exemption requirements related to the STR Loophole, what are examples of “extraordinary personal services” I can incorporate within the business in hopes of converting from STR to MTR (midterm rental) while still qualifying for the STR loophole?
