Some people think its best to put everyone and a single LLC...but I agree its a lot of work and costs.  

Not that I agree with such laws, they're often meant to keep out "undesirables" who are unable to rent a whole house, like minorities and young people. 

So i'll put it up for an investor for $36,700 (my fee, sellers cash, mortgage and taxes) maybe less depending on what the mortgage company agrees on. 

However, the best way to get involved at the start, alongside getting your education is to invest with an experienced investor, particularly if you're from out of country.
