Man am I glad I didn’t throw $2,500 at that (again, I’m not 100% certain if I remember the price correctly; could have been $1,500).My VA is very savvy when it comes to CRM and data management, but she had difficulty with ongoing glitches in the system, routinely canceled Q&A training calls (sometimes without even being notified that the trainings were not going on as scheduled), and a customer service team that would oftentimes not follow through with expectations they had set.

It's a 2 bed/1.5 bath, 904 sq ft center-ish rowhouse, renovated in 2009 but I'm doing some cosmetic improvements right now.

@Anthony Vicino my goal is to brrrr something 80k & under for cash, do minor cosmetic repairs , add value, put a renter in it, refinance & pull my cash capital back out & hopefully cashflow $200/door then go a repeat again& again The particular property was one I made up but Is like most of the properties in that area

All seemed to be ~$450k and needing cosmetic repairs/upgrades for two 2 bed/1 bath units ~1,600 sf total and living in one side/declaring it your primary residence will let you get away with a lower down payment.

One is a 12 unit with some cosmetic updates but lots of differed maintenance and the other is a 13 unit with under valued rents and needs some updating.

I bought the single family homes for cash 36k and 40K they are both requiring major rehab, but this duplex is strickly cosmetic and THe seller (same for all three properties) is doing a short term owner finance on this duplex.
