Being a corner property, I rotated the property so that the previous side, was now the front property line and was able to subdivide into 4 lots.  

Note that this is a pie shaped corner lot.

So I was lucky to find this one simply by driving for dollars.I was also lucky in the fact that the lot had already been cleared, was in flood zone C, and was a corner lot.

Lying on the app was common, another candidate didn't have enough move-in money, another who lived around the corner didn't make the minimum income requirements.

Yes, rent rate per sq foot, but you also have to offset that with extra hallway space which doesn't make money, premium pricing for first floor or near elevator, Large sizes closer to elevator and smaller sizes away, larger sizes on first floor and smaller sizes higher up, ADA compliant hallway/door width/elevator sizes, cart sizes, cart corner bumpers, foyer area, any box/product sales (sqft taken), placement of elevator in the building to minimize distances, structural wall and beam placements,  etc.
