The kits are convenient for the DIY who has the time to spend, but it may make more sense to ensure a quality end product by hiring it professionally done.What I dont like about it is how misleading the marketing is.

I'm leaning toward some sort of cash flow valuation, but it seems that most people use some sort of relative/comp valuation.I ran some numbers for a property priced at $1 MM with a cap rate of 5.1% and new 10 year lease (no lease increase for duration).

For heat however, I was looking at either: running a complicated duct from the attic, installing electric baseboard heaters, or running a short gas line to a three-brick gas room heater.I'm leaning towards the gas heater, as it seems the cheapest to install and operate - I'd appreciate any input you had.Thanks!

I am leaning towards the multi-unit properties because a number of them can be had for a relatively low price with tenants already in them and which seem to be on the surface creating decent cash flow.
