What makes the most sense?

So it makes sense that I might have to put some money into some streamlined education in it to me, anyway. 

Most guys on this site have a W2 job, so long-term control on a purchase money mortgage is a great play if the terms make sense.

Can carve out responsibility and control of profit loss and agreement for common expenses within existing LLC.

I cant imagine more than a 100 or so people ending up over there...which gives me a sense that out of state people are just going to throw money at properties here without any sense of where people will live and why.

I'm not sure the best approach for this last point.Regarding income on the "business" LLC, you mentioned she would earn active income (makes sense), and I couls possibly earn passive income.

well this is pretty standard for todays day and age syndicated multi family deal.I think the only issue maybe the refi is not as appealing in a few years with higher rates.. however as stated pretty common set up and common terms. 

But that is very tight...we just bought a very similar property but were doing a 1031 with considerably more capital...I dont know everyone says dont wait for a market shift to buy but i dont see how it makes sense to keep investing unless you have a ton of capital...

I've gone to a few people I know and its always the same answer "the deal makes sense but you have no experience".

I live in an area where wood stoves, pellet stoves, and fireplaces are pretty common so most people understand how to use and maintain them.
