If you make 10% on a wholesale deal where the the property is sold quickly and under retail price, you might be accused of ethical violations because you could have sold the house for retail price with a 6% commission.

Bankers can loose their commission if a borrower doesn't make at least 4 payments, but legally you cannot enforce that, you can only hope borrower will not refi or sell before that.

One time I really wanted a house so I called the listing agent and said, I will offer you more than your listing price and I will use you for my buyers agent so you can have both ends of the commission, but you need to get the seller on the phone and have them accept my offer right now.I really didn't want anyone else making an offer.
