Clean and maintained should be your expectation, whatever's cheapest and durable should be your "taste level". :) I would get the best looking but cheapest and sturdiest flooring I could find that works with your subfloor.

This really opens up the space a lot.Really like the floor as well as the wall that has been removed.Tile currently being installed.Flooring and painting in the hallway.Cleaned up this room, painted and working on trim.Master bedroom has been painted and the trim is currently being painted and waiting to be installed.Back room paintedBackyard is cleaned up a good bit.

The roofer without insurance is what scares me,,if I am hiring someone to clean up the yard or various odd jobs, I'm not overly concerned, something like getting on the roof, I will work with a 'real company' and have a copy of the insurance.I know people that get anyone to put a roof on,,if you've ever watched those guys going up and down the ladders hauling shingles,,you know you want them to have insurance
