Looking to invest in multi family , in small Ontario cities such as Hamilton , Kingston but it will be hard to get good tenants to live in such buildings , SFH look less headache but it is expensive that is it hard to produce positive cache flow with 20% down payment. 

Where would you say is the best state and city to buy some rentals in order to get a good return?

Dustin are you near Tri-Cities at all?

My hometown is effectively a rust belt city. 

My wife and I got the "flipping fever" and we are moving to Tulum, Mexico, a city with tremendous growth and great opportunities. 

Some markets I have heard about are cities within Ohio, Indianapolis, Memphis and West Lafayette.

So far, only Trulia seems to have percentages of homeowners vs. renters broken down by City.

I am relocating to California from the mid-west, where we are used to living in newer, bigger homes and we cannot live comfortably in the small, older, expensive homes in the peninsula, SFO city or near Silicon Valley.

It has always been a C area and other parts of the city is growning I don’t see as much growth in this area.  

Has anyone had the issue of property failing city electric code inspection  after closing.
