With that being said, as a California boy, I noticed some things that these cities have in common, it's a city of charm and micro neighborhoods, almost as if they drew an invisible line to separate the good and bad areas (around Cleveland heights, Lakewood border etc). 

After the first flip, I felt more confidence in the process and I loved the reward!

I cannot say this is the greatest method there is, I'm sure there are many other great options, there are so many ways to make money in real estate, and if you are comparing this to just wholesaling deals, there is definitely more risk here (but more work I think).For me, given the risk level I'm willing to take and other factors relevant to me, I like the [risk/reward/amount of work] equation in play.

Less risk is not always a good thing for a banker or investor when finance is all about risk and reward.

Risk = reward, so you can't have immense returns without immense risk. 

It's a lot more upfront work IMO vs. a B area, but if you can, it's very rewarding!

Maybe as a sponsor it would reduce the money needed and I could be rewarded more for putting the deals together?
