With that being said, as a California boy, I noticed some things that these cities have in common, it's a city of charm and micro neighborhoods, almost as if they drew an invisible line to separate the good and bad areas (around Cleveland heights, Lakewood border etc).

I cannot say this is the greatest method there is, I'm sure there are many other great options, there are so many ways to make money in real estate, and if you are comparing this to just wholesaling deals, there is definitely more risk here (but more work I think).For me, given the risk level I'm willing to take and other factors relevant to me, I like the [risk/reward/amount of work] equation in play.
