Doing this with the tenant present shows them you care about the property, and gives them a heads up that if they cause any damage, you will be charging them for it.

I played around with some of the ways of looking at value in the Introduction to Real Estate Analysis article by J Scott, but whenever I think of an offer I get worried I am either insulting him or giving away all my hard work (3 years of time assembling lots and getting it through city approvals, and serving as an uncompensated GC for net zero energy certification and most of the site work).

Hi All, there are several discussions here on BP that reference the idea of an all cash purchase followed by putting a lien on the property through your own llc and writing a mortgage note with the property as collateral.
