The most important rule is to get to know the sub-market you're buying in and the property type and study what they are running on.

So buying the pool cabin was not a bad thing at all.

I'm a bit further up the tax brackets and the tax savings could be substantial when buying more expensive properties thanks to the larger depreciation expense. 

I’m looking for guidance on what type of investment property I should be looking to buy, whether it be a multi-family, single family, or a house near the beach that can double as a beach house/student housing as there is a university nearby. 

We decided to sell our four-plex and made a great profit which we are using to fund our flip as well as hopefully buy more flips or buy and hold homes.

You can also import lists if you've gotten one from a gov office, like probates or tax liens.  

At that point, I would start to look for another property, just make sure you have enough reserves (usually 3-6 months) before you buy another investment property!

After listening to the podcast for over a year and finally graduating from college with no debt, I think it is time to take my first step into buying my first property by the end of 2024!

This will be my first time buying land.
