Yeah I've seen sales like that where the bank has actually brought money to closing to sell. 

I brought him a potential deal that seems to have fizzled and he was so much help.

Homeowner must have brought current again and then became delinquent as the HOA filed on 6/9/14 and states homeowner was delinquent through June 2014 owing $1830 of assessments (of which HOA dues are $60/month). 

Usually if it's a good deal these "top 5" pick it up right away which is probably why most of the deals that were brought to me weren't good. 

The issue with double closings is to points brought out by ALTA as to having good title before passing title, if the first buyer doesn't have good funds available to close they are not paying consideration.I suspect that if there is any issue with assignments, it's a local bias.
