Oscar Beteta Coating for Weathered Stucco

The stucco itself is not falling off and seems to be in decent mechanical shape with quite a bit of chalking.I would like to coat this old stucco so that it spruces you the look of the siding and adds a water resistant but breathable layer.I’m considering either painting it with a masonry paint like what Home Depot sells (Behr brand) or applying an acrylic stucco finish.

@John Moore  Since you said you "recently" acquired this duplex, and the tenant is paying "way below market rent", I'm going to make the assumption that this tenant was already residing there when you bought it (since I doubt you would have placed a brand new tenant there at "way below market rent").

I had one brokerage tell me they didn't care if I did management as long as the branding was separate, but then I received their contract and it clearly had a clause stating all realtors under their brokerage shouldn't engage in "other real estate activities" in writing which conflicts with what the rep said.
