Encapsulation is not an option unless I go down there and haul the dirt up and out of the crawl space one 5 gallon bucket at a time then re-set the floor joists currently supported by bricks and blocks sitting on that dirt as they did 100 years ago.

Anyway, so, I was able to collect adjoining properties and got another investor involved, who also bought a few, so, now we have almost the whole block.

The wall (center Blocks, pieces) are also broken.

On the other hand, some doors have squared edges, where it would be a pain to pull them open without a pull.Look: Smooth look?

I have put if off long enough, excel has become to much of a pain to manage rehabs, rental incomes any and all expenses in between...Quickbooks is $30 per month (I would need to have at least two user access).

Real Estate Investing is a real business, and if you think you can get started spending $500 on your education, I can assure you you will spend far more than the cost of quality education learning lessons, both financially and emotionally painful, in the school if hard knocks. 

There's a duplex a few blocks away from where I live right now listed for 210k, it's probably worth 180k if the interior is really nice.

The property in question is a little unique as it is a major pain so far, also this will be owner occupied.
