(It will happen already has in our market but I don't count on it because I can't control it)The biggest issue here is time.

So you'll be looking at getting another loan or putting additional personal cash in to make the 1031 work.Those are probably your biggest considerations.

I could write a 10-page paper on why this is the biggest bubble we've seen yet.  98% of what is shown in the media is BS. 

However,  my 2 biggest sources of problems were (a) the partial payments of rent, and (b) financial eligibility evaluations.

Where possible I install a microwave with the biggest fan available, 300 cfm that requires a 6" duct.

Trump does admit real estate is an appreciation business and claims 9 billion out of 10 billion is free and clear so he just might be right...well not might be:) He says he bought casinos for cash flow.

A note about the coordinating - one of the biggest headaches is coordinating repairs with maintenance and the tenant.
