I have been researching first time home buying and read that its important to speak toh multiple lenders, however she made it sound as if he handles all her clients and in order for the process to go smoothly we needed to go through him as well.  

Instead, our civil engineer is handling the permitting/approvals on the planning/tract map side and our architect will be handling the same for the building & safety side. 

If so, how have you handled the situation?

Hopefully it won't be long before I need to employ what I find for my first income property. 

They still have equity stake in the property but rely on someone with more experience to handle the day to day operation. 

Pocket listings will not show up in the MLS but are handled by agents.

How do you guys handle situations like this?  

They disconnected the gas and switched to electric and now the 60amps can barely handle the load.

Anyway we couldn't seem so get a bank interested in financing (they all kept saying they either would not finance existing manufactured homes or they would not finance any older than 1995, I discussed this with the agent handling the property and he said he discussed this with the man who holds the title (the property is now owned by an estate) and he agreed to carry it if we could put 13 down at 5-6 percent interest.
