In a growing market, I sold it 2.5 years later in 2017 and did a 1031 to buy a 3 unit apartment building in Rhode Island for $274,000, with about $8,000 of my own money down.In 2015, I bought a 4 br/2ba house for $200,000 with a $35,000 HELOC on my primary residence and $15,000 of my own money.In 2018, I bought a 5 br/2ba house for $335,000 and put about $50,000 into renovating it (including adding a 3rd bathroom). 

The fella has been a good tenant and I have no complaints except that the bathroom was filthy a couple of times that I was there to do some work.

I added a full bathroom to the home and took out some walls, bathroom and Kitchen renovations, and general updating to the interior and exterior of the home.

I also had a toilet explode while a tenant was on vacation which caused the bathroom and kitchen the flood.

They knocked it out to make a bigger bathroom.

Some of the jobs looking to hire out for include replacing back deck, replace a ton of drywall, electrical, 2 bathrooms, couple windows, and some duct work. 

We learn how to screen for tenants, roofing is not for me, making the bathroom beautiful was really a hot topic with the potential tenants.
