I did no billboards or advertising, but when you have a presence, people know you and approach you about buying their property;  and I sent multiple letter to the specific owners listed above, as the primary source.

The way you need to approach this deal is "what do I have to do to have the best chance at getting a bank loan in 5 years?"

Think about it burt... if you were a surveyor and someone approached you with your scenario... what would you tell them?

In this instance, I think this would work well as we maintain a very positive relationship with our tenants and this one in particular was appreciative of our approach.

Seems like using sites such as land.com, landflip.com, landwatch.com, and landcentury.com to find comps is one approach but what if there aren't any apples-to-apples comps?
