And my PMs' compensation is aligned to how much rent they collect so they are motivated to seek market rent levels versus being lazy and undercharging to make their jobs easier. 

Likewise, when the property is sold the investors would receive their original investment plus a predetermined profit, and as part of the performance fee you receive a percentage of profit above that amount.What outside investors want to see is alignment of interest between the promoter (sponsor) and themselves.  

With this said, we are re-evaluating as our STR rental numbers aren't aligning with where they need to be between the prices of homes on the water, interest rates, flood insurance, etc..

.: Property prices will drop in some markets due to a rising interest rate (which results in lower demand due to a higher monthly mortgage payment) but higher prices are here to stay when it comes to items like windows, tradespeople, etc - labor intensive products and work as employees aren't going to accept a lower wage after receiving wage increases due to higher inflation. on the dimensional lumber side of housing components.. 

I'm simply continuing the payments to the daughter for now – not making waves about probate or the interest component being taxable income and buying time in the belief I will receive credit for having made these payments – until I can get the second property completed and financed with a cash-out DSCR loan.

Hello @Johnathan Morton - determine exactly what you want to focus on with real estate investing and align yourself with that focus. 

The two major components in MF is either finding / running the deal, or finding the money.

I have been involved in multiple projects where it really made sense to add housing as a component of a large commercial project but it was not allowed by the city.

Lots to learn with syndication, so be well educated and align with an experienced partner or two. 

$1,339 seems pretty aligned with what I've seen.
