Newbie in Winter Haven FL / Polk County Florida!

I recently moved into Lake Alfred FL which is near Winter Haven in Polk County after separation from the Air Force where I worked as a firefighter in Las Vegas Nevada. My current strategy is looking for small multi-family homes, usually off-market to purchase and use for rentals, or for single-family homes to wholesale if the price is right!

Rental property expense
13 January 2020 | 4 replies
An informal rule of thumb I've found is that if two months rent is greater than property tax and insurance combined, the numbers usually work well.A couple random expenses I've had from my two properties since April (after tenant moved in):Central air issue, broken screen on screen door, lack of hot water in shower, clogged drain from toiletLet me know if you have any other questions.

How are you viewing the deflationary forces at work?

I am still a buyer at the right price but I am also very conservative in my assumptions. There is a lot of inventory in the pipeline in a lot of markets and very little in others where you would expect more so it will be interesting to see how things play out over the next few years.I like to anticipate a correction and rising rates. l underwrite deals from the position of having to reduce rents and lease rates to complete and counting in increases to meet return on equity. We are beholden to interest rates and as we experienced last fall a very small uptick can have quick and severe consequences all across the board. With pressure on CAP rates for almost every asset type and class the commercial and multifamily markets are reminiscent of the housing bubble in 2008-2009.It sure is a fascinating time and it will be very interesting to see how this whole thing unwinds as is inevitably will.

One tenant looked forward to pressure washing our detached metal garage, and several express joy in chopping firewood salvaged from trees blown down in a storm.
