@Kevin Dickson the problem with SW Denver is that the duplexes are not yet selling for the price point needed to support new build for most of the area. 

Really the "misleading about the success" you will have comes down to the fact that they only tell you the home run stories, very similar to any other type of company advertising, or reading BP most days.

Assuming there's equity and it's in a neighborhood with decent demand, you could just advertise the property on craigslist, the newspaper, facebook etc. and wait to get calls. 

If it turns out to be something I enjoy I plan to buy an additional multifamily the next year with the plan to acquire a large portfolio of buy & hold rental properties that can support me into retirement.I Hope to get a chance to meet as many people on bigger pockets as I can.
