There doesnt seem to be much activity on this site about Waynesboro. 

Quite frankly, it's possibly a good time to buy.I would only get worried about the market if we see a significant change in multiple data points, including days on market, list price to sold price ratio, number of new pending sales, number of new active sales, etc.  

I think you raised an interesting idea in seeking properties like this. 

Clearly big things can pop up but to begin I will not be seeking major rehabs aside from floors, paint and rehab of bath and kitchen.

I've been active on Biggerpockets and some other platforms sticking up for wholesalers for quite some time now and have been bombarded with questions and people wanting to have the entire process explained--which is great!

There's a lot of people that are still active, like living in a nice home, but don't want the maintenance, or solitude of living alone 

It seems like my course is action is to seek legal support, issue a proper 30 day termination notice, prepare for eviction but cross my fingers that it isn't necessary.
