Properties acquired for rehab/flipping do not qualify. 

I may acquire, at most, two properties a year and have to compete with 50+ other wanna-be investors.

I plan on acquiring my first rental property within a few months if everything goes well.

I also acquire some properties that I will be rehabbing soon and holding for some extra cash flow as well as some lots down in Florida.
