Well done Richard,On first glance the numbers look very decent.Just quick tip.Our group has never come in on budget with our rehabs even after completing hundreds of them.The reason is we estimate non achievable low figures on the rehab cost which pushes us to get creative and keep costs at the absolute minimum.

I am assuming that the building may achieve 21% cap rate at full capacity so consider hiring a real esate agent to find occumpants and factor those costs in as well.to get an FHA loan you need at least 640 credit score in all 3 credit score agencies.

If these spaces are above a wood or metal framed floor level then the temperature difference will not be noticeable.Personally, I really prefer stained, sealed concrete floors as they provide a rich texture to the existing concrete that you really have a hard time achieving with flooring and it wears better than any other material.Chad Conrad
