Are you creating a partnership, is it a loan, etc   If you don't have an agreement you should sit down and discuss it and put it in writing. 

Can anyone recommend a lender that they have personally used to implement this strategy? 

In this case, I would recommend that you inform your tenants of the fact that payments made are pulled at 6 PM instead of the usual midnight closing so they should have funds available the day ahead going forward.
