I generally charge a smallish flat fee for what you described which includes the operating agreement, a kovol letter with your accountant, and education about how to make sure the limited liability stays limited liability. 

Currently working on my education but time is of the essence on this deal.

I know this will be my next level RE education, but regardless of that, how good/bad is this deal? 

The IRA is handled and reported in the same fashion, but instead of just focusing on the public exchanges, they can document an IRA investment into shares of privately held stock, crowdfunds, private mortgage notes and the like.
