I have heard so many things... 1 property per LLC or 10 properties per LLC etc... one LLC per state...Looking for advice from investors already using LLCs for rental properties.

I am researching a market to jump in and purchase some rental properties for buy and hold out of state.

The entire town is in a property owner association(basically and HOA).

Bend - Very few places in the country with the density of luxury new construction properties being developed.Ashland - Micro Bend.

I just closed on a property (primary) last month.

But I have started to take my real estate endeavors serious over the last year and my studies much more serious over the last 5 months and although I may not be ready, I am ready and eager to take that leap of faith and try and put what I know into affect with the right people and obtain my first property in the West Texas area via House Hacking or a buy and hold deal within the next 60-90 days. 

BACKGROUND: Bought a property SUBJECT 2 an existing 1st lien (lets say serviced by Shellpoint) years ago.

My brother and I, both out-of-state investors, recently acquired a long-term rental property in the Boerne area (near Leon Springs).

The lease already spells out the property owner's responsibilities regarding who is responsible for the repair of certain items like the fridge and AC. 

Anyone having issues with their insurance company not wanting to insure properties over a certain age?
