For a building that old I use a seperate budget for capex vs general repairs. 

Since I have new tenants moving in the following day, I wanted to get a cleaning crew through there and take care of some really minor repairs.

He sold it to us for $59k, we did about $8k in repairs and a year later it appraised for $97k.

Estimated repair to get it rent ready are between 5-10K.Because they know that I am trying to get into the real estate game, they want to help me out, but still want it to make sense for them as an exit strategy or partnership.I don't know what type of transaction would result in a win win.

Then you just want to get on the phone with them and get all the information on their products, rates, fees, timeline, etc.

This home also has a mortgage of $80k and needs about $10k in repairs, the ARV is $235k.  

The specification of repairs with all work is 54900.00 with 4 grand in contingency.

Many believe that in order to sell it that they need to do all of the repairs, show the house over and over again, negotiate endlessly and know the State forms forward and backward. 

How can I determine a general idea of repair/replacement without having someone come out?

Keep in mind, I was still responsible for urgent repairs/habitability even though the tenants were there illegally.
