The guy sent me two clear pictures of his daughters hands and one grainy photo of something so grainy and weird you can't even tell what it is, a day after he moves in.

I will try to find some time to read it.Yes, driving the comps among other "proofing" details is the next level.What I described is for me a quick 5 minute or so process that I can do without leaving my couch, looking at pictures, looking multiple data websites etc. and know if I have any further interest and pretty much have my ARV down with a small +/- margin.

The question I wanted to ask is how can you find the date of the picture of the property from the satellite?

I would also take pictures, make a copy to give to the tenant and keep a copy in their file.

Since I work in the motion picture business where you move around a lot from studio to studio, I can’t show steady employment with one single company for two or more years which means I may need to explore the world of private money.

I understand that sending a renewal, have them sign it, and file it back cost some money, but I can't imagine costing more than $50, unless you go to the property, do some inspection, maybe change out the furnace filter and take pictures, then I can see the cost go up.

If you step back and see the big picture a lot of us here are not just trying to invest we are also trying to build businesses.
