If you have $4 Million in an umbrella, your pretty much covered (however if your worth $20 Million I might change that answer.One of the main things your buying is the insurance company paying for you defense if there is a lawsuit,,,so get an umbrella,,,if you own rentals and don't have one your asking for trouble.

If the lawsuit was over and beyond the insurance policy (which $330k insurance is NEVER enough, and the easiest, most cost effective liability protection is adequate insurance protection) the suing party would have no "equity" in the LLC to go after.Each person should do what is comfortable to them, but making a blanket statement that each property should be in it's own entity is just guru nonsense.

The reason I'm buying it is because it has an in-law suite attached to the garage and cashflows (20% cash on cash) far better than anything I have found on market in Raleigh - which is a hyper seller's market right now.
