Having grown up in that part of the country (Spokane) and having worked at what used to be Fidelity S&L, later becoming a savings bank, I know the traditional lenders are really conservative.  

I spoke to the county assessor in Lubbock and they require MF property owners to turn in a P&L statement each year.

Heads up that you might want to change the title of the thread @Matt L. so that you get more responses. 

Guessing your taxes at 2500 Yearly and a vacancy rate of 15% and a purchase of 190K + repairs of 30K and without the P&L from the owner (using Standard capex and costs) your estimated net is 11,904 yearly (without out taking into account Water Sewer Garbage Gas Electricity Lawn care Pool Maintenance) that is a caprate of 5.4%.
