Being in the management business for almost 15 years now, one of the greatest lessons I have learned is that you as a manager or owner can allow/enable a distressed tenant to dig themselves a hole too deep for them to climb out of...regardless of their best intentions.  

Is there a database I could search them and find there current information so I could contact them?

@Scott Rowsick  I am still a basic member (obviously) but to me the two big ones right now are the ability to search the member database by zip code and to view who is looking at your profile.

Often the county tax assessor's website will have records of the property's sale history, with deed book & page references that you can look up either in the state clerk of court's online database or at the real estate office in the county courthouse.

But why not form a partnership that enables you to wholesale your own deals and split the profits 50-50?

When I search through the DC real property assessment database I discovered that alot of the vacant homeowners have $10,000+ in back taxes.
