Be conservative and calculated with your formula, don't be emotional, and if the numbers work then buy smart.

On the personal side, wants and emotions drive decisions.  

If you are not disciplined about it, you will waste money.

When you leave speculation and emotion out of the equation, there are deals to be had in any market.

Also, on the same track, be disciplined about focusing on a market or 2, analyze for a few weeks and see if anything sticks.

Or the applicant with three emotional support cats when you know one of the existing tenants is allergic? 

However, my wife is now very emotionally attached to this rental property.

Now obviously you need to approach this with discipline but if done correctly, you can grow from there.

Hopefully, I don’t need to evict or deal with emotional distress from the owner or family while they vacate home.
