It's probably a slower road than coaching, but it is a start....and hopefully at the end of the 5-7-10 year hold, you have some cash flow to show, hopefully 2x-3x your initial investment, some depreciation along the way.

@Jill Barrett start networking with other investors in the UP here on BP via search feature.Ask/pay an agent to generate a list of all the houses in an area you define have sold for cash in the last 12 months - pretty good sign an investor bought it.
