I'm thinking a mix of the two sounds like a good bet with buy-and-hold, so I'll start looking around and seeing what's available while I get financing setup.

I bet you that this home will end up being a better retirement asset than your 401k plan (etc.). 

I've heard a number of mixed reviews from people about "bad" areas like this. 

Here is what my insurance guy said when I asked him:"If you are just renting a room and you will still occupy the property as your primary residence, the current HO3 policy is your best bet.

I'd bet a lot of money the stack in the main bathroom is situated either in the middle or at the end of that privacy wall.With those problems in mind, the rest of it is going to be trying to put lipstick on a pig.

They thoroughly screen, and are very well reviewed for their area.The long-term strategy for this property maybe only to hold for 5 or 10 years until the market tops out and then sell.Thanks for the feedback!

I messaged the owner (who is from Australia) and wrote a bad review on it.

I know Imperial Beach has some mixed reviews based on location and current demographics but it seems like purchasing a value-add property might not be a bad idea.
